The upper left rear bedroom measures 14 x 10 and includes a door and one single window.  In the original Olivia house, we added in two bookcases with a window seat in between.  The upstairs hallway measures 18 1/2 inches deep.   The Bathroom walls have not been comitted yet, so it's up to you to decide how big you want it to be, but it fits within the upstairs hall spance of 19 inches.  In the original Olivia house, we made it so the bathroom is 7 x 10 1/2, and there is additional hall space behind it.

The first floor grand hallway measures 17 inches across x 20 inches deep.  It includes a custom built "L" Shaped stairway, two sided fireplace, a double French door, two double windows, steps on each side of the fireplace leading to the sunken living room, a doorway to the kitchen and a doorway to the dining room. It's more than a hallway and has ample room for more living room furniture, a grand piano....whatever you want it to be!!

Sunken Living Room Measures 24 inches deep including the bay area x 14 inches wide.  There is a two way fireplace and two sets of Double French Doors.

The upstairs bedroom on the right is the master bedroom. It has the same footprint as the living room, measuring 24 inches deep including the bay x 14 inches wide. 

There are two rooms that have access from the side of the house.  In Olivia's house, the front downstairs room was made into the kitchen, but the other original owner made this into the dining room.  It measures 14 inches deep including the bay and 14 inches across, but it is not a square room.  The upstairs bedroom has the same footprint.

The third floor roof flips up to access a great big space measuring 20 inches deep x 28 inches across.

This room was made into the dining room in Olivia's house, but the other original owner used this space as the kitchen.  It measures 16 inches across, including the bay area x 10 inches deep.  It includes two doorways and a double window in the bay area.

This is the third and modified edition of our very own "Olivia" Dollhouse. With this edition, the ceiling height has been raised on both floors, and the center window on the second floor has been replaced with a larger Palladian Style window.  This price includes the assembled model, all windows and doors, genuine clay tiled porch, Split level stairway,  two-way raised fire place into the sunken living room with two double French Doors  (This is the living room I was always drawing while in my social studies class in fifth grade.....sorry Mrs. Thompson, but you were still one of the greatest teachers of all time!)

Painting, shingles, wiring and finishing work can be arranged for additional charges.

We would really prefer to not ship this dollhouse. However, arrangements can be considered to have it delivered by us within a travel distance of under 6 hours for a fee.               Measures 48 across x 28 Deep x 35 inches High.
